Buying Your First Home in the West Valley: A Local's Guide

By Tatum Folkestad · October 28, 2026

Aerial view of West Valley neighborhoods

I grew up in Arrowhead Lakes, so the West Valley will always be home to me. If you're buying your first home and looking west of Phoenix, here's a simple overview of the main areas and what to think about as you compare them.

What counts as the West Valley?

The West Valley is the group of cities on the west side of the Phoenix metro area. The ones buyers ask me about most are Glendale, Peoria, Surprise, Goodyear and Avondale, along with neighborhoods like Arrowhead Lakes. Each one has its own feel, so it helps to know a little about each before you start touring homes.

A quick look at the main cities

Glendale

Glendale has a mix of older established neighborhoods and newer communities. It's home to State Farm Stadium and the Westgate area, and the Arrowhead area in north Glendale has shopping, restaurants and the Arrowhead Lakes community, where homes sit along a series of man-made lakes.

Peoria

Peoria stretches a long way north to south. South Peoria has many established neighborhoods, while north Peoria has newer master-planned communities and is close to Lake Pleasant Regional Park for boating, hiking and camping.

Surprise

Surprise has grown a lot in recent years and has plenty of newer construction. It's also home to Surprise Stadium, where two MLB teams hold spring training each year.

Goodyear and Avondale

Goodyear and Avondale sit along I-10 on the southwest side. Both have seen a lot of new building, and Goodyear Ballpark hosts spring training too.

What to think about as a first-time buyer

  • Your commute. The Loop 101, Loop 303 and I-10 are the main routes. Try your drive at the time you'd actually be on the road before you fall in love with a home.
  • Newer builds vs. resale homes. Newer homes may need less work up front, while resale homes often come with mature trees, bigger lots or no HOA. Neither is better, it just depends on what you want.
  • HOA fees and rules. Many West Valley communities have an HOA. Look at the monthly fee and the rules before you make an offer.
  • Down payment help. Buyers in Maricopa County may be able to use programs like Home in Five Advantage. My guide to Arizona homebuyer programs covers the main options.

The best way to choose

The right area really comes down to your budget, your commute and the lifestyle you want. My advice is to pick two or three areas, drive them on a weekend, and grab a coffee nearby. You'll learn a lot about whether a place feels like home.

If you want a local's take on any West Valley neighborhood, I'm always happy to talk it through.
