Buying a Home Near the University of Arizona for Your Student
If your student is heading to the University of Arizona, you may be looking at four or more years of rent payments. Some parents decide to buy a home or condo near campus instead. Here's what to know before you decide.
Why some parents buy instead of rent
- Building equity. Instead of paying rent to a landlord, part of your payment goes toward a home you own.
- Stability. Your student has one place to live for their whole time in school, instead of moving every year.
- Roommates can help. If the home has extra bedrooms, roommates can help cover costs.
- Options after graduation. You can sell, keep it as a rental, or keep it for a younger sibling.
Things to think about first
- Run the full numbers. Add up the mortgage, taxes, insurance, HOA fees and upkeep, then compare that to what you'd spend on rent or dorms.
- Think about how long you'll own it. If you plan to sell right after graduation, the costs of buying and selling can eat into any gains.
- Check the HOA and rental rules. Some communities limit rentals or roommates, which matters if you plan to rent rooms out.
- Location matters. Being close to campus or on a bike or Sun Link streetcar route can make daily life easier for your student and the home easier to rent later.
Financing options
How the loan is set up depends on who's buying and who lives there. Depending on the lender and your situation, a home for your student might be financed as a second home or an investment property, and in some cases a student can be on the loan with a parent's help. Each option has different down payment and rate requirements, so it's worth talking to a lender early.
A property tax tip
In Arizona, a home that's lived in by certain relatives of the owner, including a child, may qualify for the same property tax classification as a primary residence instead of being taxed as a rental. You usually need to file a form with the county assessor to claim it. Check with the Pima County Assessor or a tax professional to see if your home qualifies.
Where to start
Start by talking to a lender about your financing options, then let's look at areas near campus that fit your budget. I'm a UofA student myself, so I know the neighborhoods around campus well, and I'm happy to help you figure out if buying makes sense for your family.
