What Is a Lease Audit? How Renters Can Make Sure They're Not Overpaying

Not everyone is ready to buy a home, and that's okay. But if you're renting, you still want to make sure you're getting a fair deal. That's where a lease audit comes in.

What is a lease audit?

A lease audit is a review of your rental lease and what you're paying. I go through your lease with you, look at your rent and fees, and compare what you're paying to similar rentals nearby. Then we look for ways you might be able to save, especially when it's time to renew.

What I look at

  • Your rent compared to the market. I look at what similar homes and apartments near you are renting for, so you know if your rent is in line or on the high side.
  • Your renewal offer. Many renters accept a renewal increase without asking questions. Knowing the market gives you something real to point to if you want to negotiate.
  • Fees and extra charges. Things like pet rent, utility billing, parking and admin fees can add up. We'll make sure you understand what you're paying for.
  • Key lease terms. Things like how much notice you need to give, what happens if you break the lease early, and who handles which repairs.

When to get one

The best time is about two to three months before your lease ends. That gives you time to compare options, talk to your landlord about your renewal, or look at other places if the numbers don't make sense.

What a lease audit isn't

A lease audit isn't legal advice, and I can't promise your rent will go down. Sometimes the answer is that your rent is fair. But knowing that is valuable too, and if there is room to save, you'll know where to look. If you ever have a legal issue with your landlord, it's best to talk to an attorney.

A step toward owning

Many of the renters I work with want to buy someday. Saving money on rent now can help you build your down payment faster. When you're ready, we can talk about whether buying makes sense for you.
